Estate Cleanout in Westlake

Estate Cleanout in Westlake

The hills west of the lake — Westlake and Rollingwood (78746), Austin's most established addresses. When a family home changes hands here, we clear it discreetly: fine furniture and art protected, usable pieces donated with receipts for the estate file, the whole home priced flat as truck-fill from $241 per quarter truck and staged over the days the executor needs. Broom-clean, realtor-ready, nothing ever staged at the street.

How a Westlake estate clear works

1 · Photos or a walkthrough

Room-by-room photos are enough for most homes; for larger properties we walk it with you or the executor. Either way the quote comes back as one flat number for the whole clear, not a day rate that grows.

2 · Mark what stays, sequence the rest

Keep-pile, appraiser's list, estate-sale pieces — the crew is briefed on all of it before anything moves. We schedule after the appraisal and around the sale, staged over as many days as the family needs.

3 · Clear, donate, sweep

Usable furniture routes to donation with receipts collected for the file. The rest loads straight from the house to the truck — no curb staging — and every room is left broom-clean for the stager.

How much does an estate cleanout cost in Westlake?

Whole homes price as truck-fill, per truck, on a published ladder — a Westlake estate typically runs two to four trucks, and the total is quoted up front as one number. No hourly meter, no per-room surprises.

How much each truck fillsFlat price
Quarter truck — a study or single bedroom$241
Three-eighths truck$338
Half truck — a living room's worth$431
Five-eighths truck$513
Three-quarter truck$587
Seven-eighths truck$661
Full truck — the garage plus the guest wing$732
The pieces that make estates different are priced individually and in the open: an upright piano is $290, a grand $590, a pool table $603, a large safe $260, a china cabinet $160, a hot tub $322. If the estate also holds a storage unit, it clears on its own ladder — 10×10 at $531, 10×15 at $1,075, 10×20 at $1,435. $75 minimum; loading, the sweep-out and disposal are inside every number, and the total is confirmed before work begins.

Does Westlake have city bulk pickup?

No — and it's the detail executors from out of state miss most often. West Lake Hills and Rollingwood are their own municipalities, incorporated separately from Austin, with their own ordinances and their own contracted trash collection. Austin Resource Recovery's on-demand bulk program does not serve 78746's independent cities at all — there is no free city pickup to exhaust here, capped or otherwise.

What these cities do have is appearance enforcement — strict standards on what may be visible from the street, which in practice rules out the two default moves people reach for: dragging an estate's contents to the curb, or parking a dumpster in the drive for a week. On a hill lot off Westlake Drive or Redbud Trail there is often no real curb to stage on anyway — just a gate, a switchback drive and a slope.

So an estate clear here has to work the way we built ours to work: the truck comes up the drive, everything loads directly from the house, donation is sorted on the spot, and the property never looks like anything is happening at all.

What an estate clear covers

  • Whole-home clears — every room, closet, attic and garage, priced as truck-fill, staged over days.
  • Fine furniture, art and antiques — pieces the family keeps are protected and set aside; pieces released are moved with the same care toward donation or the estate sale.
  • The heavy singletons — pianos ($290 upright, $590 grand), pool tables ($603), gun safes ($260), the china cabinet ($160) — each with the crew size the piece actually requires.
  • Downsizing moves — a parent going to Querencia or Westminster keeps what matters; we clear what remains after the movers leave.
  • The storage unit — many Westlake estates hold one across town; it clears on the storage ladder in the same engagement.
  • Realtor-ready finish — broom-clean throughout, timed to the listing photos.

Where a Westlake estate's contents go

Most of what leaves one of these homes deserves a second life, and the routing is part of the service. Furniture, housewares, books and tools go to Goodwill Central Texas, Habitat for Humanity ReStore and the Austin Furniture Bank — and for an estate we collect the donation receipts and hand them to the executor, because they matter at probate accounting. Metal, electronics and appliances route to recovery and e-waste streams; refrigerant units are handled to EPA Section 608 code. Only what has genuinely reached the end goes to disposal — and on these jobs that's usually the smallest stream by far.

The Westlake specifics we plan around

The drives are the job. Hill-country lots here mean long private drives, gates with vendor codes, switchbacks and grades a box truck takes carefully — we scout the approach in the quote photos and position so the carry-down works in teams. Discretion is assumed: unmarked staging in the drive, no signage, crews who understand that the neighbors not knowing is part of the service. Eanes ISD turnover gives these jobs their calendar — families time sales to the school year, so spring clears run against listing dates and summer clears against closings. And because both cities sit outside Austin's utility programs, we handle everything, including the streams a city pickup would have taken elsewhere: yard equipment, the garage, the pool storage room, the deer-fence wire in the side yard.

Why Westlake families call JunkRabbit

  • One flat quote for the whole engagement — trucks, specialty pieces and the storage unit on one published ladder, confirmed before work starts.
  • Quiet, briefed crews — keep-lists respected, appraiser and estate-sale sequencing understood, nothing visible from the street.
  • Donation receipts for the file — collected and delivered to the executor.
  • Steep-drive competence — the right truck position, the right crew size, no drama on the switchback.
  • Staged to your dates — a three-day clear against a Friday listing is a normal week for us.
  • Broom-clean finish — the stager walks into a finished house.

Frequently Asked Questions

How much does an estate cleanout cost in Westlake?

Flat truck-fill pricing per truck, with the full ladder published: quarter $241, three-eighths $338, half $431, five-eighths $513, three-quarter $587, seven-eighths $661, full truck $732. A whole Westlake home typically runs two to four trucks, quoted as one number up front from photos or a walkthrough. Specialty pieces are priced individually — an upright piano is $290, a grand $590, a pool table $603, a large safe $260 — and a storage unit the estate also holds clears at $715 for a 10x10, $1,075 for a 10x15 or $1,435 for a 10x20. $75 minimum; loading, sweep-out and disposal are included.

Does Westlake have city bulk pickup for an estate clear?

No — and this surprises many executors: West Lake Hills and Rollingwood are independent municipalities, not part of the City of Austin, so Austin Resource Recovery's on-demand bulk program does not serve these addresses at all. Their own contracted collection handles household volumes on a schedule, not estate volumes on demand — and both cities hold strict appearance standards that rule out staging an estate's contents at the street.

Are you discreet and careful with fine furniture?

Yes. Estate clears here are handled quietly — unmarked staging in the drive, no curb pile, crews briefed on what is being kept, sold or appraised. Fine furniture, art and antiques the family retains are protected and moved aside, not loaded.

Can you work on the executor's or realtor's timeline?

That is how these jobs are built: we stage the clear over the days you need, sequence around the appraiser and the estate-sale company, and finish broom-clean against the listing date.

Do we get documentation for the estate?

Yes — donation receipts from Goodwill Central Texas, Habitat ReStore or the Austin Furniture Bank are collected and provided for the estate file, which matters at probate accounting time.

Can you handle the long, steep driveways?

They are the defining feature of the job here. Hill-country lots off Westlake Drive and Redbud Trail have long private drives, switchbacks and gates; we position the truck on your property, carry down in teams, and nothing ever waits at the street.
