Multi-truck jobs matter here more than in residential work, and the rule is that the tenth truck costs what the first one did. A full-floor clear is simply a known multiple, quoted before the date rather than discovered on it. Full Austin price list.

Office downsizes and move-outs. The most common commercial call in this metro — a company taking less space, subleasing a floor, or going remote and clearing everything but the laptops. Desks, chairs, cubicle panels, conference furniture, the server closet nobody has opened.
Retail fixture removal and closures. Shelving, racks, displays, counters and signage, usually against a lease-end date that doesn't move.
Restaurant clears. Dining furniture, fixtures and non-hazardous equipment. Grease, refrigerant-containing units and anything requiring specialized handling get flagged rather than loaded.
Property management turnovers. Units cleared between tenants, common areas, storage rooms and the accumulated abandoned property that comes with managing buildings. Apartment cleanout pricing.
Warehouse and storage clears. Pallet racking, shelving, obsolete inventory and the back half of a space that hasn't been touched since the last lease. Storage unit cleanout costs.
Construction and tenant-improvement cleanup. Post-build debris and the material trades leave behind. Construction debris removal.
Commercial access is a different problem from residential access, and it's usually the thing that determines whether a job goes smoothly.
Certificates of insurance naming the building and management company as additional insured are standard in Austin's towers and managed centers. Send us the requirements with the booking and it's issued ahead of the date.
Freight elevators and loading docks run on reservations and time windows, and those windows are frequently outside business hours. We schedule to the building rather than asking the building to schedule to us.
Downtown and the mid-rise corridors — Downtown, The Domain, Mueller, East Austin's converted spaces — carry the most access rules. The suburban office parks in Round Rock, Cedar Park and north Austin are usually a ground-floor door and a parking lot, which is faster and no cheaper — the price is the volume, not the difficulty.
On data: we haul hardware; we do not wipe drives. Anything holding company or customer data should be wiped or have its drive pulled by your IT people before pickup. We'd rather state that plainly than imply a chain of custody we don't operate.
On donations: office furniture in genuinely usable condition is one of the more donatable categories we handle — chairs, desks, shelving and conference furniture all find homes with nonprofits and community organizations, and receipts are available for your records when goods route that way.
On e-waste: computers, monitors, printers, copiers and displays go to certified processing rather than landfill.
What we won't take: hazardous chemicals, medical or biohazard waste, and anything requiring licensed abatement. Those need specialist vendors, and we'll say so before the date rather than on it.
How is commercial work priced?
Flat truck-fill, $241 to $732, with every additional truck at the same rate. Short lists price per item.
Can you provide a COI?
Yes — send the building's requirements with the booking and it's issued ahead of the date.
Do you work nights and weekends?
Yes. Most office jobs run outside business hours by design.
Will you wipe our computers?
No. We haul hardware and route it to certified e-waste; drive wiping is your IT team's job.
Can we be invoiced?
Yes, with a PO reference and an itemized receipt for accounts payable.
Do you handle a full floor?
Yes — it's a known multiple of trucks, quoted before the date, at a flat rate that doesn't escalate.
The same flat truck-fill pricing as residential work: $241 for a quarter truck, $431 half, $732 for a full 16-cubic-yard load, and every additional truck at the same rate rather than an escalating one. Office furniture also prices individually when the list is short — desk $62, L-shaped desk $134, office chair $61, conference table $149, filing cabinet $60 to $101, commercial copier $97. You get the lower of the two calculations.
Yes. Most Austin office towers, mid-rises and managed retail centers require a COI naming the building and the management company as additional insured before a vendor can use the freight elevator or the loading dock. Send us the requirements with your booking and we'll have it issued ahead of the date — it's a routine part of commercial work, not a special request.
Yes, and for most offices that's the point. Loading dock windows, freight elevator reservations and the simple preference not to have a crew carrying desks past working staff all push commercial jobs into evenings and weekends. Tell us the building's access window and we schedule to it.
Yes — desktops $62, monitors $58, small printers $58, large TVs $73, commercial copiers $97 — all routed to certified e-waste processing rather than landfill. One important boundary: we haul hardware, we don't wipe drives. Any device holding company or customer data should be wiped or have its drive removed by your IT people before pickup. We won't pretend to offer a data-destruction chain of custody we don't operate.
Yes. Commercial jobs can be invoiced with a PO reference for accounts payable, with an itemized receipt for the file. For property managers and businesses booking repeatedly, we can keep a standing arrangement rather than re-quoting every visit.
Office downsizes and full move-outs, retail fixture removal and store closures, restaurant equipment clears, property-management turnovers, storage and warehouse clears, construction site cleanup, and the recurring accumulation of a back room nobody has emptied in five years. What we don't handle is hazardous material, medical or biohazard waste, or anything requiring licensed abatement.
